The Why
There are thousands of people selling real estate in Nigeria right now. Posting on Instagram. Cold calling strangers. Promising returns they cannot guarantee on behalf of companies that cannot deliver.
And the industry wonders why trust is broken.
The problem is not that people don't want to buy property. The problem is that the people selling it were never trained to do it properly. They were handed a price list and a commission structure and told to figure out the rest.
No foundation. No documentation literacy. No understanding of what they are actually asking someone to do when they say “invest with us.”
They are asking someone to hand over their life savings. Their retirement fund. Their children's future. And the person asking doesn't even understand what a Certificate of Occupancy is.
That is the gap. Not a skills gap. A culture gap.
The real estate sales profession in this country was never built. It was improvised. And improvisation, at scale, creates chaos.

Week 1
Before you sell anything, you will understand the terrain you are operating in. Nigerian real estate market structure. Property types: land, off plan, residential, commercial, JV. Key documentation: C of O, Governor's Consent, Excision & Gazette, Deed of Assignment. Ethics, compliance, and a hands on document identification workshop.
Foundation + ComplianceWeek 2
You are the product before the property is. Real estate branding. Reputation vs marketing. Market positioning and niche clarity. Executive presence and digital authority. You will rewrite your bio, craft your brand statement, and record your 60 second intro.
Branding + PositioningWeek 3
Know what you are selling. And know when to walk away. Location and infrastructure analysis. Master plan interpretation. Developer credibility checks. ROI evaluation. Red flags in property offers. The kind of knowledge that separates advisors from salespeople.
Analysis + Due DiligenceWeek 4
The pipeline is everything. Learn where buyers actually come from in Nigeria. Diaspora strategy and referral systems. Building a working lead pipeline from zero. Case study: 500 followers, no inquiries. Why?
Lead Generation + PipelineWeek 5
This is where knowledge becomes revenue. Buyer psychology and objection handling. Payment structuring. Negotiation tactics. Commission protection. Live closing simulations where your mentor evaluates every word, every pause, every pivot.
Sales MasteryWeek 6
Stop practising. Start performing. Developer collaboration and market immersion. Understanding the developer mindset. Project structuring. Industry relationship building. Your mentor shadows every interaction. Real environments, real stakes, real feedback.

Protect yourself. Protect your clients. Protect your name. Basic contract understanding. Fraud prevention. Managing delayed allocations. Reputation management when things go wrong. Case study: a 6 month allocation delay. What do you do?

Prove you are ready. Or go back and sharpen. Scaling deal flow. Referral systems. CRM mastery. Commission planning. Final written test, live property pitch, and full client simulation. Graduates receive Legal City certification and eligibility for deployment.
